Our pre-sale compliance check (conformità pre-rogito) is a complete analysis of the legitimate planning status of the property (stato legittimo) before the notarial deed of sale (rogito). For sellers, buyers, estate agencies and notaries. It protects every party from planning, Land Registry and structural surprises.
The legitimate planning
status of the property
In an Italian property sale the seller must declare the legitimate planning status of the property at the notarial deed of sale. A non-conformity (difformità) that cannot be regularised can block the sale, expose the parties to civil and criminal liability or — worse — void the contract after signing.
SLAB.engineering analyses the planning and Land Registry (Catasto) records of the property before the sale is completed or before the preliminary sale agreement (preliminare), identifying non-conformities, whether they can be regularised and how. A small investment that can prevent very large problems.
The service is designed for private buyers and sellers, for estate agencies handling the negotiation and for notary's offices that need a certified technical report (relazione tecnica asseverata).
Our process
Document collection
Land Registry extract (visura catastale), historical floor plans filed with the Land Registry, historical building permits — building licence, building concession, building permit (licenza edilizia, concessione, permesso di costruire) and later amendments — and any building amnesty (condono) applications. A first check on the consistency of the documents.
Site visit and survey
Check that the actual condition of the property matches the records filed with the Municipality (Comune) and the Land Registry floor plans (planimetria catastale). Check measurements and photographic survey.
Analysis of non-conformities
Identification of unauthorised changes, of unauthorised building work (abuso edilizio) that can be regularised through building regularisation (sanatoria) or a declaration of construction tolerances (tolleranze), of non-conformities that cannot be regularised, and of their impact on the sale.
Technical report
Certified technical report with a detailed description of the non-conformities, an assessment of what can be regularised and what must be demolished, the route to regularisation and a cost estimate. Delivered as a digitally signed PDF.

FAQ
Who should request the compliance check?
Usually the seller, so as to be ready for the deed of sale. But also the buyer who wants to be protected before signing the preliminary agreement, or the estate agency that wants to manage the negotiation safely.
How long does the full check take?
On average 10–20 working days from receipt of the complete documentation. Timing depends on the complexity of the property and on the availability of the municipal archives.
What happens if non-conformities are found?
The technical report states whether each non-conformity can be regularised (and through which procedure, at what estimated cost) or not. This lets you renegotiate the price, regularise the property before the deed of sale, or withdraw from the purchase with full knowledge of the facts.
Do you only work in Milan?
We work mainly in the Milan metropolitan area and in Lombardy. For properties in other regions we assess each case individually. The Document Check at €190 + VAT can be carried out anywhere in Italy on digital documents.
